Goodyear Housing Market Update: What 685 Active Listings Really Means for You
If you own a home in Goodyear, or you're thinking about buying one, the market has shifted in a way most people haven't noticed yet. At the time this data was pulled there were 685 active listings available for sale, plus another 199 homes already under contract and waiting to close. Inventory is down about 10% from its January peak, homes are taking longer to sell, and buyers are negotiating harder than they were a year ago. The Big Story: Fewer Homes, Slower Sales
Two things are happening at the same time in Goodyear, and they pull in opposite directions.
Inventory is shrinking. Active listings peaked at 760 in January and have fallen every single month since April, landing at 645 at the end of August (685 active at the time this data was pulled, not counting the additional 199 homes under contract — and that number moves daily). Sellers who couldn't get their price have been pulling homes off the market, and fewer new listings are replacing them.
But sales slowed down too. August closed just 147 homes, down from 195 in July and well below the spring pace of 238 in March and 228 in April. Part of that is seasonal (Arizona summers are always slower), but it's also showing up in days on market, which jumped from 53 to 67 days in a single month.

Over the past 12 months, Goodyear has averaged about 180 closed sales per month. At the current 685 active listings, that's roughly 3.8 months of supply, which RPR classifies as a balanced market. Not a buyer's market, not a seller's market. Which means the details of how you price and how you negotiate matter more than they have in years.
Home Prices in Goodyear: Flat Is the New Normal
The median sold price in Goodyear came in at $473,195 in August. That's down 1.4% from July's $480,000, but still up 1.65% compared to 12 months ago. Zoom out to 24 and 36 months and the story is the same: prices have moved less than 1% in either direction.

Meanwhile, the median list price sits at $495,000, up 2.1% from July. Sellers are asking more while buyers are paying slightly less, and that gap ($495K asking vs. $473K closing) is exactly why homes are sitting longer.
One more number worth knowing: RPR's median estimated home value for Goodyear is $480,220, down 3.1% from a year ago. Automated valuations have been trending down even as actual sale prices held steady, which is why online estimates and real offers often don't match right now.
What This Means If You're Selling in Goodyear
Here's the honest read. Homes are still selling in Goodyear, and sellers are still getting 98.8% of asking price on average. But that average hides a split market:
Homes priced right are selling in 2 to 3 weeks. Look at the pending listings in the full report. The ones that went under contract fastest (6, 16, 22 days) were priced in line with recent comps from day one.

Sellers are negotiating. With homes averaging 67 days on market and closing at 98.8% of asking, a well-written offer 2 to 4% under list on a home that's been sitting 30+ days is a realistic conversation, not an insult.
Seller concessions are back on the table. Rate buydowns, closing cost credits, and repair concessions are all easier to get when a home has been sitting.
The window may not stay open. Inventory has dropped about 10% since January. If the spring 2027 buying season brings another 230-sale month like March and April did, competition returns and leverage swings back to sellers.
